Brick face spalling

The face of the brick flakes or breaks off, exposing the soft interior. Caused by water absorption + freeze-thaw expansion. Most common on south- and west-facing exposed faces.

Mortar joint erosion

Wind-driven rain and acidic moss eat away at mortar joints. Soft pre-war mortar erodes faster than modern blends. Once the joint depth is half-gone, repointing is needed.

Stair-step cracking

Diagonal cracks following the mortar lines, usually from settlement or thermal stress. Indicates the chimney is moving or has moved. Often needs structural assessment.

Vertical cracking through brick

Cracks running through the face of the brick — not just the joints. More serious. Usually from freeze-thaw, settlement, or impact damage.

White efflorescence staining

Mineral deposits left behind as water migrates through the masonry. Indicates active moisture inside the brick — the brick is acting like a sponge.

Bricks loose or missing at the top

Top-course brick is the most exposed and most vulnerable. Loose or missing bricks are a falling-debris hazard and a signal the rest of the top is compromised.
